Manager/Supervisor
Key Responsibilities:
  • Work Order Management:
    • Receive, organize, and prioritize maintenance work orders. 
    • Ensure work orders are completed properly and promptly. 
    • Track and monitor work order progress. 
  • Maintenance and Repairs:
    • Perform and/or oversee a variety of maintenance and repair tasks, including plumbing, electrical, HVAC, carpentry, painting, and other skilled trades. 
    • Inspect, evaluate, and repair equipment, buildings, and facilities. 
    • Troubleshoot and diagnose issues with equipment and systems. 
    • Coordinate with vendors for repairs and maintenance not performed in-house. 
  • Preventive Maintenance:
    • Develop and maintain a preventive maintenance schedule. 
    • Ensure that preventative maintenance tasks are completed as scheduled. 
  • Property Maintenance:
    • Monitor and regularly inspect the property for quality, readiness, and safety. 
    • Ensure the property meets company standards for cleanliness, appearance, and functionality. 
    • Maintain a clean and organized maintenance shop. 
  • Communication and Customer Service:
    • Communicate effectively with residents, staff, and vendors. 
    • Address and resolve resident issues and complaints. 
  • Other Duties:
    • Assist other maintenance staff with complex and/or labor-intensive work orders. 
    • Maintain accurate records of maintenance activities. 
    • Follow all safety procedures and regulations. 
  • Supervision and Leadership:
    • Assign tasks to maintenance staff, ensuring work is completed efficiently and effectively. 
    • Provide guidance and direction to maintenance technicians. 
    • Supervise and coordinate on-site maintenance staff, including hiring, training, and coaching. 

Skills and Qualifications:
  • Technical Skills:
    • Strong knowledge of various maintenance trades, including plumbing, electrical, HVAC, carpentry, and painting. 
    • Ability to troubleshoot and diagnose problems with equipment and systems. 
    • Experience with using and maintaining tools and equipment. 
  • Leadership and Management Skills:
    • Ability to supervise and motivate a team of maintenance technicians. 
    • Strong organizational and time management skills. 
    • Ability to prioritize tasks and manage multiple projects simultaneously. 
  • Communication and Interpersonal Skills:
    • Excellent communication and interpersonal skills. 
    • Ability to effectively communicate with residents, staff, and vendors.
